Windsor Place Home Sales Update for Zachary Louisiana 70791
Windsor Place is another fine newer development within the beautiful Zachary Louisiana housing market. Below, I present home GBRAR MLS sales stats as well as my commentary on some challenges for Windsor Place.
WINDSOR PLACE HOME SALES STATS 06/01/2015 to 08/03/2016:
9 Home Sales from $186,000 to $235,200
Median Sales Price $229,900
Median Sold Price Per Sq. Ft.: $105/sf
Average Sold Price: $217,782
Average Sold Price Per Sq. Ft.:$105/sf
Homes Sold From $103sf to $108/sf
Median SP/LP% 98%
Median Days On Market: 59 Days
Average Days On Market: 57 Days
Average Home Is: 2,239sf 4 Bedrooms, 2 Baths
NOTE: The “Median SP/LP% 98%” or Listing To Sales Price Ratio means the average home sale sold for 2% less than listing price.
This chart shows Windsor Place average home sales prices since 2010 with an increase of 16.36% overall, from $187,000 in August 2014 to $217,600 in August 2016.
However, this chart shows Windsor Place aveage home sales prices since 2014 correcting downward from 2014 HIGHS with a decrease of 7.2%, from $234,500 in May 2014 to $217,600 in August 2016.
RESISTANCE TO HIGHER PRICES AND WHY DOES IT TAKE SO LONG TO SELL A HOME IN WINDSOR PLACE?
There does seem to be some resistance to higher prices within Windsor Place. It’s just really odd that while in Greater Baton Rouge home prices are at all time highs and sell in days to weeks, and with Zachary being the number #1 school district in Louisiana, that Windsor Place home prices aren’t reaching higher and the average days on market for the 2 current pending listings was 140 days. This indicates demand for homes in Windsor Place is lackluster. In fact, the entire Zachary housing market takes much longer to sell a home in than in say Central, North Ascension Parish (Prairieville Gonzales Geismar), Denham Springs or even in South Baton Rouge. This is a fact I scratch my head about and really don’t understand! MY MISSION HERE is to help locals make informed housing decisions and not assume that just because Zachary is within the #1 school district, you should TOP DOLLAR for housing! Sometimes you can overpay based on the wrong perception which doesn’t necessarily concur with actual market support for home prices.
