Zachary Louisiana Home Sales Stats 2016

Below I’ve prepared the year 2016 visually of what took place in Zachary Louisiana. In total, 474 homes sold. The median sales price was up and up and up and down and averaged $240,471 before deducting for seller paid concessions. When the average seller paid concession of $2,925 is deducted, the correct median sales price was $237,546, see explanation below. Homes sold for 99 percent of listing price, only a 1 percent discount. Median sold price per square foot was $117. Average days on market was 85 days. Average home size sold was 2,025 square feet.

Regarding Seller Paid Concessions Being Deducted
When a seller list their home and it sells for say $240,000 with the seller paying $7,000 in buyers closing cost, that seller leaves the closing table with $233,000 before paying the REALTOR selling commission, not $240,000. In GBRAR MLS, while the sales price is reported as $240,000, the cash equivalency of the sale was actually $233,000.
